ZenMaid Review & Pricing: Plans, Costs and Verdict

ZenMaid is cheap, cleaning-specific scheduling with cleaner payroll, checklists and booking forms built in. It's thin on quoting and only fits maid and house-cleaning work.

Our verdict

The best low-cost pick for a residential cleaning company that runs on recurring cleans.

ZenMaid Pro at $39 a month covers what a maid service actually uses every day: recurring schedules, cleaner GPS and checklists, booking forms, reports and payroll. It's month to month, and ZenMaid imports your clients for free. Skip it if you do commercial bids or need real quoting, and budget for SMS. Compare the rest of the field in our guide to software for cleaning businesses.

ZenMaid

Residential cleaning

From $19/mo billed monthly

14-day free trial ยท checked Oct 18, 2026

ZenMaid is scheduling software built only for residential cleaning companies. As of October 2026 its plans start at $19 a month for Starter and $39 a month for Pro, with a $49 Pro Max plan marked "coming soon," and SMS charged on top of every plan. For a maid service running recurring weekly and biweekly cleans, that buys a dispatch calendar, cleaner app, digital checklists, booking forms and, on Pro, payroll and QuickBooks. The pricing page also asks how many cleaners and office managers you have, so confirm your real number before you budget off the headline price.

Good fit if you

  • Residential maid and house-cleaning companies with recurring weekly, biweekly and monthly clients
  • Owners who pay cleaners by the job or hour and want payroll numbers out of the schedule
  • New cleaning businesses moving off Google Calendar and a spreadsheet
  • Owners who want month-to-month billing with no contract

Look elsewhere if you

  • Commercial janitorial companies bidding contracts by square footage
  • Companies that send detailed estimates or proposals before booking
  • Multi-trade businesses that also do pressure washing, handyman or carpet work at scale

What we like

  • Built only for residential cleaning, so the workflow matches how maid services run
  • Pro at $39/mo includes payroll, reports, cleaner GPS, digital checklists and QuickBooks
  • Month-to-month, cancel anytime, with a 14-day free trial
  • ZenMaid says it will format and import your client list for free
  • Spotfinder helps place new recurring clients into open slots

Watch out for

  • SMS is billed on top of every plan and the rate isn't listed
  • Owners commonly report limited estimating and quoting
  • Starter caps you at 40 appointments a month and offers chat-only support
  • Data export and Zapier/Mailchimp integrations are listed on Pro Max, which is still 'coming soon'
  • The pricing calculator asks for team size, so the final price may vary by cleaner count

Unlimited appointments, payroll, GPS and QuickBooks. ZenMaid's calculator asks for cleaners and office managers, so confirm the price for your team size before you commit.

15-person cleaning company

Feature-wise Pro covers it. Price likely depends on headcount; run the calculator or ask ZenMaid. Pro Max ($49 headline) adds PTO tracking, data export and priority support.

Costs that don't show on the pricing page

SMS messages

Not listed

Every plan says SMS charges are not included. Appointment reminders and 'on the way' texts to a few hundred clients add up, so ask for the rate.

Payment processing

Stripe or Square rates

ZenMaid takes payments through Stripe or Square, so you pay their processing fees. ZenMaid doesn't list a rate of its own.

The pricing page calculates price by number of cleaners and office managers. Treat $19 and $39 as starting points until you see your number.

What ZenMaid is

ZenMaid is scheduling and management software for residential cleaning companies and nothing else. It doesn't try to serve plumbers or lawn crews, and that's both the reason to pick it and its main limit. The feature set covers a scheduling calendar with dispatch and map views, a cleaner mobile app, automated email and text templates, online payments through Stripe or Square, invoicing, and on Pro, digital checklists, cleaner GPS, booking forms, reports, payroll and QuickBooks.

Everything is shaped around how a maid service runs: lots of recurring clients, cleaners working in pairs or solo, pay tied to jobs or hours, and a constant shuffle when someone calls out sick.

Scheduling recurring cleans

Most of a cleaning company's revenue is recurring: a weekly clean on Tuesday mornings, a biweekly on alternating Fridays, a monthly deep clean. ZenMaid's calendar, dispatch and map views handle that, and Pro adds a tool ZenMaid calls Spotfinder for placing new recurring customers into open slots. That matters more than it sounds. When a new biweekly client wants Thursdays, you need to see which team has room on both their week A and week B, close to their other stops.

What to check on your own data during the trial:

  • Move a cleaner's entire Thursday when she calls out, and see how fast you can reassign it.
  • Put a client on biweekly, skip one visit for their vacation, and confirm the pattern resumes.
  • Store entry notes, key codes and alarm instructions on the client record and confirm cleaners see them in the app before arrival.

The cleaner app, checklists and GPS

Cleaners get a mobile app on every plan. Starter's app doesn't include GPS tracking, but it does have what ZenMaid calls a cleaner SOS alert, a safety feature for people working alone inside strangers' homes. Pro adds GPS tracking and digital checklists per appointment, so the team knows the client wants the baseboards done every visit and the guest room skipped.

For an owner, GPS plus checklists is the answer to two common calls: "did anyone come today" and "they missed the master bath." Being able to see arrival, departure and the checked-off list ends a lot of arguments.

Booking forms, reminders and texts

Pro includes booking forms for your website with ZenMaid branding. Pro Max, once released, removes the branding. Automated email and SMS templates handle reminders and confirmations, with more templates included on higher plans.

Note that SMS charges aren't included on any plan, and ZenMaid doesn't list the rate. Ask before you turn on reminder texts for your whole client list.

Payroll and QuickBooks

Pro includes payroll and QuickBooks integration. For a cleaning business, payroll is where office hours disappear: adding up hours or per-job pay across a dozen cleaners every two weeks, adjusting for drive time, figuring out who covered whose shift. Pulling that from the schedule saves real time. During the trial, check whether ZenMaid's payroll numbers match what your payroll provider or accountant needs to actually cut the checks.

Pricing in plain terms

As of October 2026, ZenMaid lists:

Plan Price Key limits and features
Starter $19/mo Up to 40 appointments/mo, no cleaner GPS, chat-only support
Pro $39/mo Unlimited appointments, checklists, GPS, booking forms, reports, payroll, QuickBooks
Pro Max $49/mo, "coming soon" Adds PTO tracking, service ratings, data export, Mailchimp and Zapier, own-branded booking forms, priority support

SMS charges are not included on any plan. Payments run through Stripe or Square at their rates. There's a 14-day free trial, and ZenMaid says plans are month to month.

One caveat. The pricing page has a calculator that asks how many cleaners and office managers you have, but the plan cards show flat prices. That suggests team size may affect the final number. Run the calculator with your real headcount or ask ZenMaid directly, and treat $19 and $39 as starting points.

What it means for real companies:

Company Plan Headline price
Solo cleaner, under 10 cleans a week Starter $19/mo + SMS
Owner + 4 cleaners Pro $39/mo + SMS, confirm for team size
15-person company Pro $39/mo + SMS, confirm for team size

Even if team size pushes the number up, ZenMaid's starting price sits well below general tools. Jobber Core is $29 a month billed annually for one user, and a five-user team on Jobber Connect is $149 a month billed annually.

Watch the 40-appointment cap on Starter. ZenMaid says that when you hit it, you can't add appointments for the rest of the month until you upgrade. A solo cleaner doing two homes a day, five days a week, gets there in about four weeks.

Switching to ZenMaid

ZenMaid says it will take your client information in whatever shape it's in, format it and upload it for free, and Pro adds a one-on-one transfer of your contacts and calendar. Take them up on it, but clean the list first. Archive clients who haven't booked in a year, merge the duplicates, and make sure every recurring client's frequency and preferred day are written down somewhere before the import.

Then run both systems side by side for two weeks. Keep the old calendar as a backup while cleaners use the ZenMaid app for real jobs, and check every morning that nobody was missed. Pick a quiet stretch to do it. The weeks before Thanksgiving and the holidays, and spring-cleaning season, are when the phone rings most, and that's the wrong time to learn a new calendar.

Where it falls short

  • Quoting is thin. Owners commonly report limited estimating features. Move-out cleans, post-construction cleans and commercial bids usually need a written quote.
  • SMS costs extra. No listed rate.
  • Data export sits on Pro Max. That plan is still "coming soon," so ask how you'd get your data out if you ever leave.
  • Cleaning only. If you add carpet cleaning, window washing or pressure washing as real business lines, the cleaning-only design starts to pinch.
  • Price clarity. Flat plan prices alongside a headcount calculator leave the real number unclear until you check.

Who should look elsewhere

Commercial janitorial companies and cleaners who quote most jobs should look at Jobber, which has stronger quotes and a client hub, from $29 a month billed annually for one user. Companies that mix cleaning with lawn, snow or other recurring routes and want heavy automation can compare Service Autopilot, which also serves cleaning companies. Multi-service home-service businesses may be better on Housecall Pro, from $59 a month billed annually.

For a residential maid service living on recurring cleans, ZenMaid Pro is the most affordable cleaning-specific option we cover. Confirm the price for your headcount, ask for the SMS rate, and take the free import.

Questions owners ask

How much does ZenMaid cost per month?

As of October 2026, ZenMaid lists Starter at $19 a month (up to 40 appointments a month, chat-only support) and Pro at $39 a month (unlimited appointments, GPS, reports, payroll, QuickBooks). Pro Max at $49 is marked coming soon. SMS is extra on all plans, and the pricing calculator asks for team size, so confirm your final price.

Does ZenMaid have a free trial?

Yes, 14 days. ZenMaid also says plans are month to month with no contract and you can cancel from your account settings. On Pro it offers a free one-on-one optimization call and a free transfer of your contacts and calendar, which is worth taking before you go live.

What happens if I go over 40 appointments on ZenMaid Starter?

ZenMaid says that once you hit 40 appointments in a month on Starter, you can't add more appointments for that month and you'll be sent to billing to upgrade to Pro or Pro Max. A cleaner doing two homes a day, five days a week, will hit that limit in about four weeks.

Can ZenMaid do estimates for cleaning jobs?

Not well. Owners commonly report limited estimating and quoting. ZenMaid leans on booking forms for your website, where clients pick a service and book, rather than on the office sending a written estimate first. If you bid move-out cleans or commercial work with detailed quotes, pair it with another tool or look elsewhere.

Does ZenMaid work with QuickBooks?

Yes, QuickBooks integration is included on the Pro plan, along with payroll and reports. Starter doesn't include it. Payments run through Stripe or Square, so check during the trial how payments and processor fees land in QuickBooks before your bookkeeper reconciles the first month.
